Overcoming Unexpected Challenges in Ascot Estates
We recently took over the management of three estates in Ascot, two of which are located on the same plot. When we assumed responsibility for these properties, we were assured that there were no significant issues with the estates. The handover discussions primarily revolved around basic details like supplier information, and when enquiries about maintenance were made, we were told there was nothing to report.
However, during our first inspection, several underlying issues were discovered—some of which had persisted for over five years, as later confirmed by our contractors. Among the most pressing concerns was the lack of heating in both estates. The heating system, powered by ground source heat pumps and controlled via underfloor heating, was connected through the KNX and SYNCO systems. Unfortunately, none of these systems were functioning as they should.
With the family set to arrive just three weeks after our takeover, it was imperative to address these issues promptly. Thankfully, our plumber managed to provide a short-term solution, allowing the heating manifolds to open and provide warmth during their stay. In addition to the heating issues, we identified three separate leaks in the family and pool rooms, originating from the terrace above. The pool room leaks were also traced back to a problem with the skylight.
Following the discovery of these issues, we prepared quotations for the client’s approval, which were approved six weeks before their summer arrival. While there were numerous smaller repairs and updates completed during this period, the following major works were carried out to ensure the properties were in good condition:
Completed works:
- Water Ingress into Two Rooms
- Applied GRP around two skylights (one free of charge).
- Removed two sections of terrace decking, applied asphalt to allow for better water drainage (also free of charge).
- Monoseal rubber liquid applied to the affected areas, and new composite decking installed.
- Underfloor Heating Manifolds Leaking and Not Operational
- Replaced manifolds across 14 zones, restoring functionality.
- Heat Pump Failures
- Three of the seven heat pumps were frequently malfunctioning.
- A heat pump engineer carried out a short-term repair, with the recommendation that the heat pumps be replaced in the near future.
- Outdated KNX & SYNCO Systems
- Both the KNX and SYNCO systems had never been serviced since their installation in 2016. Additionally, the ETS file (needed to make changes to the heating setup) was missing.
- A KNX technician serviced the system and carried out necessary remedial works, including replacing several parts.
- A SYNCO engineer also attended to service their equipment and performed a partial system upgrade, adding remote monitoring. After further investigation, the missing ETS file was also secured.
Total investment:
The total cost for these repairs and upgrades amounted to approximately £125,000.

We are pleased to have completed these significant repairs in a short time frame, ensuring the estates were ready for the family’s summer arrival. While the process was challenging, the outcome was a success, and we continue to monitor the estates for any additional issues.
