Much of that comes down to the Heath itself. At nearly 800 acres, with its well-known chain of swimming ponds, it shapes the daily rhythm of the area: a dog walk before school, a weekend outdoors, friends round on a Sunday.

A house that fits around that rhythm needs to be quietly right almost all the time. Not simply presentable for one big homecoming.

Hampstead sits on high, sandy ground, which is part of why the streets around it feel steeper than most of London. That is not just a nice fact for a walking tour. it has a real, practical effect on older houses, particularly around basements and lower ground floor built into the slope, where water can find its way in over time in a way it simply does not on flatter ground.

We have seen this exact pattern surface in older London houses under our management. In a Marylebone townhouse we manage, rising damp appeared in a basement room some time after renovation work had been completed.

A survey confirmed that basement walls had not been properly waterproofed during the original works, which meant taking, damp-proof course injection and replastering had to be organised before the room could be finished.

A CCTV survey of the drain line, carried out at the same time to rule out every possible cause, found several joints that needed repairing. It is the sort of fault that is easy to miss if nobody is actively checking, and exactly the kind of issue that older houses on higher, older grounds are more prone to.

Because so many Hampstead properties are lived in rather than left empty, the question who you let into the house, and how consistently they look after it, matters more than it might for a flat that is only ever seen for a few weeks a year.

Detailed inspection reports, developed in partnership with a specialist German software provider, mean any member of our team can step in with full visibility of a property’s history and current condition if needed.

Not every home is occupied year-round. Some owners are away for stretches at a time, whether travelling, based partly overseas, or simply not using a second home as often as a main residence. Left unchecked, an empty-looking house is more of a security consideration, and there is a financial risk that is easy to overlook too.

A Real-Life Example:

We helped a client with an eight-bedroom second home in Knightsbridge. The council had classed the property as empty and applied a 200% Council Tax premium, resulting in annual bills of over £10,000.

We reviewed the account and established that the property was furnished in regular use. We provided photographs, TV license records, and energy bills as evidence.

The council accepted the evidence, refunded £43,807.96, backdated to 2017, and correctly reclassified the property, reducing the ongoing Council Tax bill to around £3,500 a year.

The same issue can arise with second homes in Hampstead.

Properties that are left unattended for periods can be particularly vulnerable to incorrect Council Tax classifications if nobody is actively monitoring the account. Regularly checking the council’s records can help ensure the property is correctly classified, and the right amount of the Council Tax is being charged.
