It helps to know a little about how Belgravia came to be. Until the early 1800s, this was farmland known as the Five Fields. In 1826, Richard Grosvenor, then Marquess of Westminster, hired the builder Thomas Cubitt to turn it into a grand new estate to rival Mayfair. Belgravia Square, its centrepiece, takes its name from one of the Grosvenor family’s own titles and was designed by the architect George Basevi.

Two hundred years on, the square has become something of an unofficial embassy row. Germany, Spain, Portugal, Norway, Türkiye and Serbia all still have embassies there, behind the same grand white terraces Cubitt built.

A short walk away, a blue plague at 180 Ebury Street marks the house where an eight-year-old Mozart composed his first symphony in 1764, while his family stayed there so his father could recover from an illness. There is a small statue of him nearby in Orange Square. Margaret Thatcher spent her final years on Chester Square, one of Belgravia’s four garden squares. Elizabeth Street, probably the prettiest street in the area, is home to the Thomas Cubitt pub, named after the man who built the estate, and Peggy Porschen’s well-known pink cake shop.

None of this changes how a boiler gets fixed. But it does explain why Belgravia is looked after so carefully, by its owners, the council and the Estate that still holds much of the ground beneath it.

The Grosvenor Estate, the Duke of Westminster’s family property company, still owns the freehold across much of Belgravia. Many homes are therefore held on long leases from the Estate rather than owned outright. Over the years, some owners have used their legal right to buy their freehold, so not every property is leasehold today. However, even where the freehold has been acquired, properties can still be subject to the Estate’s own management arrangements for the area.

Either way, carrying out external redecoration of the front façade or making other changes to the property may require the Estate’s written permission first. This is usually called a license to alter, and it can cover far more than structural work, including changes to layouts, windows and other elements to the exterior.

In addition, Belgravia is a conservative area, and many of its buildings are listed, including some of the grandest terraces at the highest grade. Westminster Council therefore has a say too, alongside the Estate, and the two do not always move at the same pace.

None of this is designed to make life difficult. It is what protects the character that makes Belgravia worth living in. That layout still shapes how a lot of these homes function today, even where the old below-stairs rooms have long since been transformed into a gym, a cinema or a wine store.
